Broker's Price Opinion (BPO)
- Provides subject property verification
- Determines current condition of subject exterior
- Assesses neighborhood property trends
- Determines typical marketing time
- Summarizes and compares closed sales and competitive listings to subject property
- Provides an estimated value for subject property containing either probable sales price or suggested list price
- The BPO comes as an interior (BPOi) or exterior report, with or without photos
- The BPO is not an appraisal
Comparative Market Analysis (CMA)
- Helps mortgage servicing companies understand subject property condition, and the characteristics of the subject property and local housing marketplace and that affect home value
Desktop Property Evaluation (DPE)
- A desktop evaluation of residential real estate performed by a qualified real estate professional
- Combines the speed and convenience of a desktop evaluation and the local market knowledge of the assigned field agent
- Based on a sales comparison approach; three nearby comparable sales and public record information support the value conclusion; not an appraisal and does not include a physical inspection of the subject property, or photographs of the subject property
Field Asset Verification (FAV)
- A drive-by property evaluation of residential real estate, performed by a licensed real estate agent or appraiser
- The FAV combines the field agent's drive-by opinion of value with a supporting nearby comparable sale and other available public information about the subject property
- The FAV is not an appraisal and does not include (a) a physical inspection of the interior of subject property, or (b) photographs of the interior or exterior of subject property
Natural Disaster Condition Report (NDCR)
- A drive-by property inspection of residential real estate performed by a licensed real estate agent or appraiser
- Can be coupled with any desktop product to produce a low cost solution for physical verification and condition of an asset
- NDCR may include indications that the subject may be in an area affected by a natural disaster -- such as a flood or fire -- along with indications of degree of damage
Property Condition Report (PCR)
- Fast, objective property condition inspections you can trust
- Helps mortgage originators and lenders to quickly verify subject property condition and conformity to the immediate neighborhood
- Uses our national network of 15,000 real estate professionals and appraisers
Property Evaluation Report (PER)
- A property evaluation of residential real estate performed by a licensed real estate agent or appraiser
- The PER is based upon a direct sales comparison approach
- The field agent value conclusion is supported by three nearby comparable properties that have recently sold and public records information
- The PER comes as an interior (PERi) or exterior report, with or without photos
- The PER is not an appraisal
